information for Estate Agents

Beautiful pictures of the property you are marketing will not only impress buyers, it will impress your clients too.
On recent survey we found at least half of local estate agents said that they don’t offer clients the opportunity to have their property photographed professionally. Turning this around, what these agents were saying is that part of their marketing services are strictly amateur.  I’m sure this isn’t your agency, but if it is, I’m equally sure that you are trying to change this part your business model.
We offer the same great service to all our clients (home owners, agencies and property developers) but we offer estate agencies to embed professional property photography within their current business model.  We can either deal directly with seller to organise the shoot and take payment  to relieve time and pressure on your staff.  Alternatively, we can work through you, giving the seller a single point of contact for the whole selling experience.
Whether you are small independent agency, a large multi-branch agency working across the region or a franchisee, we can help you develop additional professional services that help market the properties on your books and attract new clients.

Exclusive Property

At the top end of the market every vendor expects nothing less than high quality professionally photography.
Vendors will check out the packages you are currently offering on high value property to make sure you are capable of providing the quality of service they expect. If they see luxury properties with snapshot photographs they may well make assumptions about your level of service.
Providing high quality professional photography for all your premium properties is a great way of attracting both buyers and new vendors.

Estate Agents aren’t Photographers

We’re here to make you look good. We know that negotiators, administrators, valuers and surveyors or not photographers – this is why we are here to help.
It’s not just about the camera you have: Just like being a good estate agent, being a good photographer takes a lot of training and experience. We invest in the right equipment, but we don’t just work with the cameras and lighting – every photograph goes through a careful and detailed post-production process to ensure it shows the property at its best, while remaining and honest representation of what’s being sold. This is something your staff simply won’t have the skills or time to do.

Attracting new business

Professional quality photographs not only help you market individual properties, they also help you market your agency. Clients will consider many things when choosing an agent, some will go with the cheapest and there is nothing any of us can do about that. Some will put more effort in: They will ask around to see who has a good reputation, they might look at your current listings to see if you are selling other properties like theirs, they might come in to the office and ask lost of question, they might just go for who has the most For Sale boards up.
But if you want to look like a proactive, professional agency, high quality images of the properties currently on your books will be a massive help in attracting new clients.

The Crowded Market

The property market is currently flooded with first time buyer and mid-range homes – search on Rightmove today and it’s common to find over 1000 homes up to £300,000 within 2 miles of Chester. A buyer with around £150k to spend a three bedroom home within 15 miles of Chester, will have a similar number of homes to scroll through!
Professional property photography makes property stand out in this long list and helps get houses on to buyers shortlists.
That’s a big crowd to stand out from.
It takes about 30 seconds to scroll through a 50 property search page – each property gets about half a second! To compensate of this lack of attention home owners pay for premium listings, but buyers will still give you less than a second of their time.
Every client deserves the opportunity to stand out from the crowd and the best way to get more attention and increase the click-through rate is with high quality photography.
We can make your premium listings genuinely premium.

Honest Pricing

We aim to photograph every room in the house and simple fixed fees allow you and the client to budget effectively. There are no extras for mast photography and if it’s raining we will go back at no additional charge. We work with the vendors to show their home at it’s best.

What we don’t do…

We do not misrepresent or mislead. We photograph the property at its best, but as it really is. We will move wheelie bins, hide the clutter, choose the best angle and even do some tiding up if needed. We won’t Photoshop the damp, hide the chip shop next door or digitally redecorate. We do not misrepresent or mislead in accordance with Section 7 of the Property Ombudsman Code of Practice for Residential Estate Agents and the Consumer Protection from Unfair Trading Regulations 2008.
